Punch List & Closing Repairs
We read the whole list first, say which items are ours, then work down it in order.
There's a list on your fridge that has been there since spring. For a realtor or a property manager it's the same page with a date attached to it: an inspection addendum with a closing on the other side, or a turn that has to be done before the next tenant signs. Or a renovation wrapped up last month and left a dozen small things behind that nobody wants to drive back out for. Either way, no single line on the page is worth its own trade call, which is most of the reason the page still exists.
What goes on a list
- Drywall patches, nail pops, and prep for touch-up paint
- Doors that stick, won't latch, or have loose hardware
- Trim, casing, baseboard, and quarter round
- Light fixtures and ceiling fans on existing rated boxes
- Shelving, closet rods, towel bars, and mirrors reset
- Under-sink plumbing: traps, supply lines, and shutoffs
- The small carpentry the last crew walked away from
How we work down the page
Send the whole list. Put the parts on it you think we won't touch, too. We read all of it and mark what's ours before anybody gets in a truck, so items that belong to a licensed trade go out to that trade on day one rather than turning up as a surprise at the end. Then we work down the page in order and photograph each line as it closes.
How a list stalls
Small jobs sit because nobody wants five of them when they could book one big one. So the list waits, and a loose piece of trim in March is a water-damaged jamb by August. The other way a list goes wrong is quieter. A crew takes the whole page, clears the easy two thirds, and stops answering about the two items that were never theirs to begin with. You find that out on the last day, which is the worst day there is to find it out.
What comes off on day one
Tile, HVAC, large electrical, large plumbing, and driveways come off the list on day one and go to people who do that work all day. Everything else on the page is ours.

One name against the whole page
Clay started Mission Ready Repairs in September 2025 to do the small stuff nobody else will, and a punch list is that idea on one page. The same man reads the list, works it, and answers for anything on it that doesn't close. There is nobody else to point at.

What counts as a punch list?
Any written list of small repairs that has to be cleared by a date. Inspection addenda before closing, builder or renovation punch lists at the end of a project, and move-in lists for a new home all qualify. We work straight down the list: drywall, doors, trim, fixtures, mounting, and small carpentry. Items outside our lane get flagged so nothing sits half-finished.
Can you clear a list before my closing date?
Usually, yes: most closing punch lists are a single visit, because the items are small and all sitting in one house. Where a part has to be ordered or an item needs a licensed trade, you'll know that on day one instead of the day before closing. My list has been sitting for months. Where do I start?
Write down every item, including the ones you think are too small to call anyone about. We read the whole list before quoting, tell you which items are ours, and flag the ones that belong to a licensed trade. Then we work down it in order and photograph items as they're finished, so you can see what got done.
What if something on my list is not something you do?
We say so on day one and you keep the rest moving. Tile, HVAC, large electrical, large plumbing, and driveways are not work we take, so those items get marked the day we read your list instead of turning up as a surprise the week of closing. We'll point you toward somebody good for them. Everything else, we handle.
